The difference is usually labor.
Removing a couch, several pieces of furniture, and enough miscellaneous junk to fill a trailer may be relatively straightforward. Removing the same volume from rooms containing piles of clothing, boxes, loose household items, trash, and years of accumulated belongings can take considerably longer. Typically A full trailer load comes with 2 hours of labor included, half load: 1 hour, 1/4 load: 30 minutes.

Every property is different, but several factors tend to have the biggest impact on the final price.

Real DFW Hoarder Cleanout Cost Example
One hoarder cleanout we completed involved a living room, kitchen, and small dining room that were heavily filled with old Amazon boxes, clothing, and accumulated household items.
The cleanout ultimately produced approximately two full 15-yard trailer loads, or roughly 30 cubic yards of material.


Based strictly on our standard volume pricing, two full loads would normally total approximately $1,400.
However, this wasn't a typical two-load junk removal job.
The cleanout required a two-person crew working for approximately eight hours to work through the clutter, remove the accumulated material, load the trailers, and clear the three living areas.
The final price for the cleanout was $2,200.
This is a good example of why estimating a hoarder cleanout based solely on the number of trailer loads can be misleading. The material itself consisted largely of relatively lightweight boxes and clothing. The biggest additional expense was the labor required to remove it.
